Renewal check

Is your renewal offer a good deal?

We compare it with what new renters pay at your complex right now, count what moving would really cost you, and tell you what to ask for. Free, no sign-up, and we never contact your landlord.

1Your complex

Start typing its name. We track 2,800+ complexes in Austin, Dallas–Fort Worth, Houston and San Antonio.

2Your apartment

Your floor plan name is on your lease. Not sure? Pick by bedrooms.

3Your renewal offer

Renewal questions

How does RentBeagle grade a renewal offer?

We compare your offer with the best price new renters are getting for the same floor plan at your complex right now, after their specials. Then we add what moving would cost you (movers, a week of paying two rents, application fees, setup) and what an empty apartment costs your complex (vacant days, cleaning and repairs, leasing). That gives three numbers: take it, fair, and what to ask for.

Is it normal to negotiate a lease renewal?

Yes. Turnover is expensive for a complex, so many will meet you partway, especially when new renters are being offered less than your renewal. Ask politely, in writing, and mention the price new renters see on the complex’s own website.

Do you share my offer with my landlord?

No. We don’t ask for your name or contact details, and we never send anything to your complex. We keep the numbers you enter (complex, apartment size, rents and the month your lease ends) to improve these estimates.
